An application for a Minor Variance has been received from Alexey Astachev and Darya Astachev for the property at 158 Oakdale Avenue and will be heard by the Committee of Adjustment for the City of St. Catharines on Wednesday, July 17, 2024, at 5:00 p.m.
Application A-35/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as
amended for the following variances to facilitate a proposed semi-detached dwelling with two accessory dwelling units in each principle dwelling unit:
1. A reduction in the minimum front yard setback (Disher Street) from 3m to of 1.58m.
2. An increase in the maximum exterior yard setback (Oakdale Avenue) to the building from 8m to 12.36m.
3. A reduction in the minimum rear yard setback to the building from 6m to 4.73m
4. A reduction of the minimum rear yard setback to a platform structure (balcony) with a height above grade of 1.2 m or greater from 4.5m to 2.97m.
5. An increase of the maximum parking area width from 50% of the unit width to 68.8% of the unit width, being 5.5 m.
6. An increase in the maximum parking area coverage from 20% of the total lot area to
23.6% of the total lot area.
