Applications for Consent and Minor Variances have been received from Amadeo De Luca for the property at 4 Chetwood Street and will be heard by the Committee of Adjustment for the City of St. Catharines on July 17, 2024.
Application B-12/24SC is made for consent to sever a 248.5 m2 parcel (Part 1 on the submitted sketch), to be known as 4B Chetwood Street, and to retain a 248.5 m2 parcel (Part 2), to be known as 4A Chetwood Street, to facilitate the construction of a proposed semi-detached dwelling with an interior Accessory Dwelling Unit within each semi-detached dwelling unit. Part3 will be dedicated to the City for the purposes of a municipal road widening along Chetwood
Street. There are concurrent minor variance applications A-38/24 and A-37/24.

amended, for the following variance to facilitate the construction of a semi-detached dwelling
unit (Part 1):
1. A reduction in the minimum lot area for a semi-detached dwelling from 280 m2 to 248.5 m2.
Application A-38/24 seeks relief from the City of St Catharines Zoning By-law No. 2013-283, as amended, for the following variance to facilitate the construction of a semi-detached dwelling unit (Part 2):
1. A reduction in the minimum lot area for a semi-detached dwelling from 280 m2 to 248.5 m2.
