Application B-10/24SC is made for consent to sever 400.8 m² of land (Part 4 on the submitted sketch) to be added to the abutting westerly parcel of land (Part 1) to facilitate a future residential development. A 1.6595 Ha remnant parcel (Parts 2 & 3) is to be retained for future residential development. Application B-11/24SC is made for consent for a partial discharge of mortgage and to sever 2,675 m² of land (Part 3 on the submitted sketch) to be added to the abutting easterly parcel of land (Part 2) to facilitate a future residential development. A 5.264 Ha remnant parcel (Part 1) is to be retained for future residential development. Application A-46/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended for the following variances to facilitate the proposed 278 unit stacked townhouse development (Entire Parcel):
1. A reduction of the minimum width of a standard parking space obstructed on two sides from 3.5 metres to 3.3 metres.
2. A reduction of the minimum front yard setback (Block N) from 5.0 metres to 3.0 metres.
3. A reduction of the minimum rear yard setback (Block A) from 11 metres (height of building) to 9.2 metres.
4. A reduction of the minimum landscaped open space from 35% to 26%.
5. A reduction of the required landscape buffer of a parking area with more than 20 parking spaces but fewer than 100 abutting a Green Space Zone boundary line from 3.0 metres to 1.9 metres (along the easterly boundary).

Application A-93/23 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended for the following variances to facilitate the proposed 250 unit stacked townhouse development (Blocks A - K):
1. A reduction of the minimum rear yard setback (Blocks B, C, D & E) from 11 metres
(height of building) to 8.1 metres.
2. A reduction of the minimum landscaped open space from 35% to 34.8%.
3. A reduction of the minimum front yard setback (Blocks I, J and K) from 5.0 metres to 3.0
metres.
Application A-94/23 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended for the following variances to facilitate the proposed 28 unit stacked townhouse development (Blocks M-N):
1. A reduction of the minimum exterior side yard setback (Block M) from 5.0 metres to 2.3 metres.
2. A reduction of the required landscape buffer of a parking area more than 20 parking spaces but fewer than 100 along a lot line abutting a Residential Zone from 3.0 metres to 0.8 metres (along the westerly boundary).
3. A reduction of the minimum width of a standard parking space obstructed on two sides from 3.5 metres to 3.3 metres.
4. A reduction of the minimum front yard setback (Block N) from 5.0 metres to 3.0 metres.
