Application A-41/24 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variances to facilitate a mixed-use development consisting of 187 stacked townhouse units, 36 apartment dwelling units within a mixed use building, and 12 commercial units:
1. A reduction in the minimum number of parking spaces for an apartment dwelling from 234 parking spaces (1.25 spaces per dwelling unit) to 187 parking spaces (1.0 space per dwelling unit).
2. An increase in the maximum lot coverage for non-commercial uses from 15% to 17.5%
3. An increase in the maximum front yard setback from Grantham Avenue from 24.0 metres to 86.0 metres.
