An application for a Consent and Minor Variance has been received from Amanda Lapointe and Joshua Cromb for the property at 62 Marsdale Drive and an application has been received from Lorne Smith and Tamara Morris for the property at 66A Marsdale Drive and will be heard by the Committee of Adjustment for the City of St. Catharines on Wednesday, July 17, 2024, at 5:00 p.m.

Revised Application B-13/22SC is made for a partial discharge of mortgage and to sever and merge 83.6 m² of land from 62 Marsdale Drive (Part 3 on the submitted sketch) on title with 66A Marsdale Drive (Part 1). A 1253.11 m² remnant parcel with the existing detached dwelling would be retained. The application would result in a boundary adjustment between the two parcels. There are two concurrent minor variance applications (A-24/22 and A- 62/22).
Application A-24/22 seeks relief from the City of St. Catharines By-law 2013-283, as amended, for the following variance to facilitate the concurrent consent application B-13/22SC, for a boundary adjustment:
1. An increase of the maximum lot area for a detached dwelling from 538 m2 to 1,254 m2.
Application A-62/22 seeks relief from the City of St. Catharines By-law 2013-283, as amended, to facilitate the concurrent consent application B-13/22SC, for a boundary adjustment (Part 3):
1. To request approval under Section 45(2)(b) of the Planning Act to consider the existing platform structure in the G1 zone as a use similar to the “picnic area and shelter” use permitted in the G1 zone; and,
2. To request the following variances for a townhouse dwelling:
a. A reduction in the minimum density of 20 units per hectare to 17.36 units per hectare.
b. A reduction in the minimum landscaped open space from 35% to 33%.
c. A reduction in the minimum interior side yard setback from 1.2 metres to 0.00 metres.
