An application for a Minor Variance has been received from Araxes Inc. for the property at 70 Easthester Avenue and will be heard by the Committee of Adjustment for the City of St. Catharines on Wednesday, July 17, 2024 at 5:00 p.m.
Application A-44/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as
amended for the following variances to facilitate the proposed 60-unit mixed-use building:
1. An increase of the maximum lot area for a mixed use building from 4000 square metres to
4690 square metres
2. An increase of the maximum front yard setback to a mixed use building from 24.0 metres to
73.0 metres.
3. A reduction of the minimum landscape buffer abutting a Green Space Zone for a parking
area with more than 20 parking space but fewer than 100 parking space from 3.0 metres to
0.0 metres.
4. An increase of the maximum residential density from 100 units/hectare to 130 units/hectare
