- A reduction in the minimum lot frontage for a detached dwelling from 10 m to 9.7m.
- A reduction in the minimum lot area for a proposed detached dwelling from 300m2 to 227m2.
- A reduction in the minimum exterior side yard setback for a detached dwelling from 3 m to 2.0m.
- A reduction in the minimum required parking spaces for an interior accessory dwelling unit from 0.5 spaces to 0 spaces.
Minor Variance Application details (A-69/24)
Application A-69/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended, for the existing detached dwelling for the following variances (Parts 4, 5 & 6):
- A reduction in the minimum lot frontage for a detached dwelling from 10 m to 9.7m.
- A reduction in the minimum lot area for an existing detached dwelling from 300m2 to 226m2.
- A reduction in the minimum interior side yard setback for a detached accessory structure from 0.6 m to 0.2 m.
- A reduction in the minimum interior side yard setback for a detached dwelling from 1.2 m to 0.59 m.
- An increase of the maximum parking coverage from 20% to 21.3% of the total lot area.
