Minor Variance Application details (A-80/24)

Application A-80/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as
amended, for a proposed detached accessory dwelling unit:

1. An increase of the maximum total lot coverage of all accessory structures from 10 per cent to 18 percent of the total lot area.
2. An increase of the maximum height for all parts of any walls or supporting posts, excluding any gable or dormer on an accessory structure from 4.5 metres to 8.0 metres.
3. To permit openings on an accessory structure to a maximum height of 5.5 metres on a facade facing a rear lot line and within the required rear yard for the principle building.
4. An increase of the maximum permitted height of a detached accessory structure from 6 metres to 8.0 metres to the peak of roof.
5. An increase of the maximum floor area of an accessory dwelling unit from 80 m2 to 95 m2.
6. A reduction of the minimum setback from the interior lot line to a platform structure with a height above grade more than 0.6m and less than 1.2 metres from 1.2 metres to 0 metres.
7. A reduction of the minimum landscape open space from 35% to 25% of the lot.
