Applications for Consent have been received from Bruce Cain, Toni Emanuele, Tracy Cain and Y Development Inc for the properties at 8 & 10 Phelps Street and will be heard by the Committee of Adjustment for the City of St. Catharines on Wednesday, December 11, 2024, at 5 p.m.
Application B-22/24SC is made for a partial discharge of mortgage and consent to sever (boundary adjustment). 676.66 m2 of land (Part 4 & 5 on the submitted sketch) is proposed to be severed from 8 Phelps Street and added to 10 Phelps Street (Part 1 & 2) for future development. A 375.02 m2 remnant parcel (Part 3) with an existing detached dwelling is to be retained. There is a concurrent application to establish an easement associated with this proposal (B-23/24SC).
Application B-23/24SC is made to establish an easement, in perpetuity, over 324.9 m2 of land (Parts 2 & 4 on the submitted sketch) for driveway access to benefit 8 Phelps Street (Part 3). There is a concurrent consent application associated with this proposed easement (B-22/24SC).
