The Planning and Building Services Department received an application for an Official Plan Amendment for the lands located at 406 Lakeshore Road. The application was declared complete on October 29, 2021, pursuant to section 22 (6.1) of the Planning Act, based on the information submitted with the application and a preliminary review by staff.
The Amendment has been requested to permit the construction of a future residential subdivision, which would include a mix of low, medium, and high-density housing, along with mixed-use, commercial and parkland uses. Based on the concept plan submitted by the Applicant, the future subdivision would accommodate 794 dwelling units and 585 m2 of commercial floor area.
The City’s Official Plan designates the subject lands for Employment, permitting a range of industrial uses. The Amendment would redesignate most of the land to Neighbourhood Residential in the General Land Use Plan (Schedule D1) and a variety of designations in the more detailed North Planning District (Schedule E2) to reflect the development concept. A strip of Employment lands would remain along the Seaway Haulage Road frontage.

City Council is hosting a Legislated Public Meeting on Sept. 12, 2022, to receive input and comment on the proposed Official Plan Amendment, after which Council will consider approval of the amendment.
