Minor Variance Application details (A-80/25)
Revised Application A-80/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended, for a proposed detached accessory dwelling unit:
- An increase of the maximum total lot coverage of all accessory structures from 10% to 11.99% of the total lot area.
- An increase of the maximum height for all parts of any walls or supporting posts, excluding any gable or dormer on an accessory structure from 4.5 metres to 6.5 metres.
- An increase of the maximum permitted height of a detached accessory structure from 6 metres to 7.1 metres to the peak of roof.
- To permit openings on an accessory structure to a maximum height of 5 metres on a facade facing an interior lot line and within the required rear yard for the principle building.
Hearing Participation
- Please submit any comments in writing to the Secretary Treasurer by 4 p.m. on April 11, 2025, or you can appear in person and make a verbal presentation to the Committee. Please note, that all Committee of Adjustment Hearings will be held in-person in City Hall on the 3rd floor in Council Chambers. City Hall is located at 50 Church Street, St. Catharines, Ontario (Please use the James Street entrance).

- An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written, or verbal submission were made at time of the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act Appeals may be submitted by the Applicant, Minister or a specified person or public body that has an interest in the matter.
