The Planning and Building Services Department received an application for a Zoning By- law Amendment for lands located at 47 Hastings Street. The Application was declared complete on May 8, 2023, pursuant to section 34 (10.4) of the Planning Act, based on the information submitted with the Application and a preliminary review by staff.
The application proposes a five-storey (18.8 metres), 71-unit apartment building with 46 surface parking spaces and 43 underground parking spaces. The enclosed plan provides a conceptual site layout of the proposed development.
The City’s Zoning By-law currently zones these lands Medium Density Mixed Use. An apartment building is permitted with the M1 zoning to a maximum of 45 units on this lot. The application is seeking approval to build a 71-unit apartment building and modify several zoning requirements as outlined in the table below:

City Council is hosting a Legislated Public Meeting on July 24, 2023 to receive input and comment on the proposed Zoning By-law Amendment, after which Council will consider staff’s recommendation on the amendment.
