The Planning and Building Services Department received an application for a Zoning By- law Amendment for lands located at 47 St. Paul Street West. The application was declared complete on Nov. 11, 2022, pursuant to section 34 (10.4) of the Planning Act, based on the information submitted with the application and a preliminary review by staff.
The application proposes a five-storey mixed-use building containing one commercial unit and sixteen apartment dwelling units. The proposal includes eleven parking spaces. The enclosed plan provides a conceptual site layout of the proposed development.
The City’s Zoning By-law currently zones these lands Medium Density Mixed Use (M1). A mixed-use building is currently permitted on the lands with a maximum residential density of 100 units per hectare. To facilitate the proposal, which has a residential density of 264 units per hectare, the applicant is requesting to rezone the lands to Medium/High Density Mixed Use with a Special Provision (M2-171). A Special Provision is being added to the lands to address site specific zoning items relating to density, parking, setbacks, landscape buffers, encroachments and height. The special provision details are outlined below:
