Minor Variance Application details (A-81/24)
Revised Application A-81/24 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended for the following variances to facilitate the proposed detached accessory dwelling unit:
- A reduction of the minimum rear yard to a detached accessory dwelling unit from 1.2 metres to 0.6 metres.
- A reduction of the minimum interior side yard (East) to the first floor of the detached accessory dwelling unit from 1.2 metres to 0.0 metres.
- A reduction of the minimum interior side yard (East) to the portion of the detached accessory dwelling unit, above the ground floor, from 1.2 metres to 0.2 metres.
- A reduction of the minimum distance between buildings and a detached accessory dwelling unit from 3.0 metres to 1.6 metres
- An increase of the maximum height for an accessory structure from 6.0 metres to 7.1 metres to the peak of roof.
- A reduction of the required parking space for an accessory dwelling unit from 0.5 to 0 parking spaces.
- A reduction of the maximum encroachment of the eaves and gutters into the required yard from within 0.15 metres of the lot line to within 0 metres of the lot line.
- To permit openings above 4.5m on a facade facing an interior lot line for an accessory structure located within the required yards for the principal building.
