Minor Variance Application details (A-19/25)

Application A-19/25 seeks relief from the City of St. Catharines By-law 2013-283, as amended, for a proposed detached garage:

1. That an accessory building be permitted in the front with a minimum front yard setback of four metres.
2. That a detached garage be permitted to locate closer to the front lot line than the front wall of the dwelling with a minimum front yard setback of four metres.
3. That the maximum permitted lot coverage for accessory buildings and structures be increased to 13.8 per cent from 10 per cent.
4. That the maximum permitted width of a driveway accessed from an exterior lot line be increased from 50% of the width of the principal building width (7.2 m) to 66 per cent (9.4 m).

• Please submit any comments in writing to the Secretary Treasurer by 4 p.m. on April 11, 2025, or you can appear in person and make a verbal presentation to the Committee. Please note, that all Committee of Adjustment Hearings will be held in-person in City Hall on the 3rd floor in Council Chambers. City Hall is located at 50 Church St., St. Catharines, Ont. (Please use the James Street entrance).

• An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written, or verbal submission were made at time of the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act Appeals may be submitted by the Applicant, Minister or a specified person or public body that has an interest in the matter.
